1. Who this agreement is with

By using fbre.uk you agree to these terms. The contracting party is SearchSwitchSave®, the operating trading name through which the FBRE.uk site is run (Isle of Man company 030828B, UK intellectual property UK00004211113, ICO Isle of Man registration R697728). SearchSwitchSave® is part of the upleashed® group, ultimately owned by Upleashed Limited (Isle of Man company 021517V; predecessor BIN 029687B; VAT GB 005 5762 89; D-U-N-S 231670812; UK trademark UK00003877376). Registered office for both is Sycamore House, Glen Duff, Lezayre, Isle of Man, IM7 2AT. Contact us at hello@searchswitchsave.com and 0330 122 1223. We refer to ourselves as "FBRE", "we" or "us". Banking and invoicing: We use the UK banking system for all transactions. Invoices are issued in sterling, payable by UK Faster Payments, BACS or CHAPS to a UK sort-code and account number. Cross-border clients can settle in GBP via SWIFT. VAT is shown separately where applicable.

2. Use of the site

You may read, link to, and quote fbre.uk content for any lawful purpose with reasonable attribution. You must not:

  • Use the site in a way that breaks UK law, including the Computer Misuse Act 1990.
  • Attempt to circumvent technical access controls or rate limits.
  • Scrape at a rate that disrupts the service for other users. See robots.txt, ai.txt and llms.txt for our crawler policy.
  • Misrepresent FBRE, the SearchSwitchSave Group, or any of our partner brands.

3. Datasets, research and CC-BY-4.0 re-use

Datasets and research we publish on /research are released under the Creative Commons Attribution 4.0 International Licence (CC-BY-4.0). You are free to:

  • Share: copy and redistribute the material in any medium or format.
  • Adapt: remix, transform and build upon the material for any purpose, including commercial use.

On the conditions that you:

  • Give appropriate credit in the form: Source: FBRE.uk, 2026.
  • Provide a link back to the relevant FBRE.uk research page.
  • Indicate clearly if you made any changes to the data.
  • Do not apply legal terms or technological measures that legally restrict others from doing anything the licence permits.

Other content on the site (editorial, code, design, photography) is not released under CC-BY-4.0 and is reserved under copyright. Reasonable quotation for journalism and research is welcome with a link.

4. Intellectual property

All editorial, design, software, photography, logos and marks on fbre.uk are owned by SearchSwitchSave® or its ultimate parent Upleashed Limited unless explicitly stated. SearchSwitchSave® is a registered UK trade mark (UK00004211113) and upleashed® is a registered UK trade mark (UK00003877376). Directory and dataset content on fbre.uk is additionally protected by the UK database right (Copyright and Rights in Databases Regulations 1997) and by copyright. Third-party trade marks shown for reference (ISP and altnet brand names, comparison vendor categories, etc.) remain the property of their respective owners and are used purely descriptively.

5. Service engagements

When you engage us for tenancy advertising, a build, a domain sale, or any other paid service:

  • The specific service is governed by a separate written statement of work, order form, or domain transfer agreement.
  • That separate document takes precedence over these site terms where the two would otherwise conflict.
  • Domain transfers are completed via a recognised escrow service. Title passes on cleared funds.
  • All UK invoices are issued in sterling. VAT is shown separately where applicable.

6. Liability

We take care to publish accurate, current, evidence-based information. Site content is provided for general information. It is not regulated financial, legal, or telecoms advice.

Nothing in these terms limits or excludes our liability for death or personal injury caused by our negligence, fraud or fraudulent misrepresentation, or any other liability that cannot lawfully be limited or excluded under English law. Subject to that, our maximum aggregate liability arising from your use of fbre.uk is limited to GBP 100. For paid service engagements, liability is limited as set out in the relevant statement of work.

7. Privacy and cookies

Our handling of personal data and cookies is set out in full in the privacy notice and cookie policy. Please read it; it forms part of these terms by reference.

8. Changes

We may update these terms when our practices or the law change. The "last reviewed" date at the top of the page will be updated each time. Material changes will be summarised here.

9. Complaints, Communications Ombudsman and CISAS

If something is not right, we want to know. Please write to hello@searchswitchsave.com with "Complaint" in the subject line. We aim to acknowledge inside two UK working days and to resolve inside ten UK working days. If we cannot resolve a complaint to your satisfaction, telecoms-related disputes (advertising placement on switching content, software builds that operate One Touch Switch journeys, or any other matter covered by Ofcom General Conditions) can be escalated through one of the two approved UK alternative dispute resolution schemes:

Both schemes are free for consumers and small businesses (up to ten employees). For non-telecoms commercial disputes (for example, domain sales between businesses), the routes in section 10 apply.

10. Governing law and jurisdiction

These terms are governed by the laws of England and Wales. The courts of England and Wales have exclusive jurisdiction in relation to any dispute arising from them, except that we and any UK consumer retain the right to bring proceedings in any other jurisdiction that mandatory consumer law specifies, and we reserve the right to bring proceedings in the courts of the Isle of Man in respect of matters touching the registered office or directorship of SearchSwitchSave® or Upleashed Limited.
